A residence and wildlife-friendly sanctuary with two grazing paddocks

Description

Pauline and Roger are the owners of a property located north of Portland. The property comprises a 3 bedroom residence, good shedding, fencing and a wildlife-friendly sanctuary with two paddocks used for light grazing. Paddocks are bordered by mature directly seeded windbreaks using indigenous seed collected from the remnant woodland. The property is also registered with Land for Wildlife in Victoria. It is Pauline and Roger's intent for the property to continue in these purposes and to find a like-minded buyer to continue to manage the land for the benefit of local wildlife and their habitat.

The property covers 3.17 hectares with two paddocks and a fenced off remnant eucalypt wooded native grassland which provides vital habitat for local wildlife. Approximately half of the property is covered by the woodland.

Wildlife species known to inhabit the property include eastern grey kangaroos (Macropus giganteus), swamp wallabies (Wallabia bicolor) and koalas (Phascolarctos cinereus). The property is also home to diverse bird life including laughing kookaburras (Dacelo novaeguineae), superb fairy-wrens (Malurus cyaneus), yellow-tailed black-cockatoos (Calyptorhynchus funereus), galahs (Eolophus roseicapilla), New Holland honeyeaters (Phylidonyris novaehollandiae), willie wagtails (Rhipidura leucophrys), magpies (Cracticus tibicen), sulphur-crested cockatoos (Cacatua galerita), tawny frogmouths (Podargus strigoides), crimson rosellas (Platycercus elegans) and finches.
